Managing rent increases

From 1 May 2026, rent increases are changing under the Renters’ Rights Act. Section 13 will now be the only legal way to increase rent during a tenancy.

How This Affects Your Rental Property

  • Rent can only be increased once every 12 months
  • A minimum of two months’ notice must be given
  • Section 13 is the only method for increasing rent
  • Tenants can challenge increases through the First-tier Tribunal
  • If challenged, the rent remains at the current level until the Tribunal makes a decision.
