Information Sheet

From 1 May 2026, the Government requires the official Information Sheet to be issued to all existing tenants where the tenancy is fully or partially in writing. Guidance confirms this can be served immediately, but it must be issued no later than 31 May 2026.

The document must be served in one of the following ways:

  • Hard copy, posted or hand delivered, or
  • PDF attached to an email or text message

  • Please note, sending a link to the document does not meet service requirements.

  • Failure to serve the Information Sheet by the deadline may result in significant penalties.

  • For managed tenancies, we will arrange for this to be issued on your behalf where applicable.

1) Does this apply to new and existing tenancies?

Yes. The requirements apply to both new tenancy agreements and existing tenancies.

2) What needs to be provided for new tenancies?

For all new tenancies starting on or after 1 May 2026, prescribed information must be provided to tenants before the tenancy is entered into, usually within the tenancy agreement.

3) What about existing tenancies?

For existing tenancies, the official Government Information Sheet must be issued.

4) Can the Information Sheet be rewritten?

No. The document must be the exact version provided by the Government and cannot be amended or replaced.

Failure to serve the Information Sheet correctly and within the required timeframe may result in significant penalties.

Penalties can be up to £7,000 for an initial breach and up to £40,000 for continued non-compliance.
